Thank you for taking the time to visit our website regarding Harworth Group’s proposals for Site D of our residential development at Cadley Park.

The site is located between the homes being built by Avant Homes and Cameron Homes, to the south of Oversetts Road. Harworth Group is bringing forward proposals to provide up to 150 new homes on the site and is now preparing plans for the development.

The outline planning application which will be submitted soon will establish the principle of development on the site and proposes up to 150 new homes, including affordable properties to respond to local housing needs. The scheme will also deliver links to the extensive Country Park, recently delivered by Harworth Group for existing and future residents.

We want to work with the local community to develop our plans and want to hear your views on the initial proposals. What do you think of the draft illustrative masterplan? Housing Need

The UK is facing a housing crisis, with a chronic shortage of new homes. Quite simply, not enough homes are being built and supply is much lower than the Government’s ambition for 300,000 houses every year. Recent research also suggests that the average first time-buyer is now 34 years old – an increase of two years during the pandemic1.

But if new homes aren’t built, this can negatively impact the local area. It can deter working people with new skills from moving into new areas, causing the age and the ability of the local workforce to stagnate, as well as forcing existing companies to relocate. New homes can also deliver knock-on economic benefits for local businesses by new residents spending in local shops and using local services in the areas where new homes are built.

South Derbyshire Housing Need & Planning Policy

The Council’s Local Plan Part 1 (2016) and Part 2 (2017) are now over 5 years old which means they are required to review the policies and allocations within the plan to ensure they are up to date and able to deliver the homes and employment space required. As part of this process the Council have published their Local Plan Issues and Options Document and are undertaking public consultation; full details of this are on the Council’s website. This document seeks to establish the direction of the Plan review and makes suggestions regarding how growth in the area could be accommodated.

The Council’s consultation document identifies that a Settlement Hierarchy is already well established within the District and that the Council will look to deliver new development within existing settlements as far as possible. Swadlincote is an existing urban settlement, a top tier location in terms of access to services and facilities and is likely to accommodate a proportion of the Council’s housing and employment requirements. Site D sits within the Swadlincote Urban Area and is well situated in relation to the existing built form and local services, as well as transport links and recreation opportunities.

The proposed new homes on Site D will help the Council to meet its housing needs by developing a site within the wider Cadley Park development, could provide up to 150 homes, including affordable provision. We are confident that the site is the right location to meet existing and future housing needs. But we want to ensure it is the right type of development, delivered in the right way, and offering the right benefits for the local community.
